Economic Proforma
This tool provides a basic financial proforma that can assist you in evaluating a self storage project’s net operating income, cashflow and approximate market value based on the income approach. This is a basic tool to get you thinking about NOI, cashflow and fair market value, and is not intended to be solely relied on in isolation or without further due diligence, as it is only as good as your assumptions about gross rent, vacancy, operating expenses and applicable capitalization rates. To utilize this tool, simply enter the applicable Gross Monthly Rent, the Vacancy Rate, the Total Monthly Operating Expenses, the Capitalization Rate and the Net Leaseable Square Footage of the project. Capitalization Rate information for various regions and asset classes is published regularly in self storage trade publications such as the annual Self Storage Almanac published by MiniCo, the Inside Self Storage monthly publication, and the Mini-Storage Messenger monthly publication.
